What's Changing with Rates and Rubbish in Franklin

Auckland Council has published its latest rating valuations, revealing notable shifts across property categories. These valuations, certified by the Valuer-General, provide a snapshot of property values as of 1 May 2024, impacting rates calculations for the 2025/2026 financial year.

Overall, property values in Auckland have dropped by an average of 7.6% since the last valuation in 2021, with residential properties experiencing a 9.1% decline on average, Lifestyle and Rural had an average increase of 4%, Commercial properties had an average decrease of around 5% and industrial had an average 5% increase.

However, the impact varies significantly across the region with central urban areas with the largest decreases on average of between -14% and -11%, whereas Great Barrier Island had average increase of 38%. Despite declining residential values, rates will increase by an average of 5.8%, meaning a typical home valued at $1.29 million will see an annual rate of $4,069—an increase of $223 per year. Business properties will see an average rates increase of 7.17%, while farm and lifestyle properties will experience the highest increase at 8.28%.

Property owners can object to valuations until 25 July 2025.

Rubbish Bins

With Franklin’s new rates-funded rubbish bin system now in effect, all households should have received their bins ahead of the first collection in early July. But if you didn’t get one or received the wrong size report it online at the Auckland Council bin request page or call 09 301 0101. Be ready with your property address and your rates account number to make things quicker. If you have leftover orange bags, refunds are available until 31 August 2025 by taking them to either the Pukekohe Library or Waiuku Library.
